Private Money Lenders

Private money lenders are, as the name suggests, private parties (meaning unconventional financial institutions instead of banks or brokerage houses) who loan money. They may include syndications of financial consortiums that pool their money and then loan it out, but most often are individuals. The incentive to be a private money lender is that the returns on the money invested usually is much greater than traditional avenues of investing (such as savings, time certificates of deposits, or even stock.)

Our Private Money Lending Opportunity

Cornerstone Homes, LLC has opportunities for some qualified individuals to loan their money out at multiple times the rate of return they would receive from other (traditional) investment venues. These funds are used for us to acquire and (in some cases) fix up properties, then hold them just long enough to resell them to other end buyers or investors.

We generally pay up to 12% APR on such monies loaned. Inasmuch as the funds may only be needed for a day or two for each acquisition, we pay a minimum of 1% for the use of your funds, no matter how short the duration your funds are employed.

When the transaction is completed, all funds are immediately returned to you. You may then employ them elsewhere and, since we are acquiring and selling properties on an ongoing basis, you may find we can use them soon again in another acquisition. You have complete control over your funds.

The Best Return On Your Money

Compare our Private Money Lending Opportunity to other traditional venues to multiply your money. Obviously you know the volatility and risk with the stock market. And while banks and other financial institutions can give you Certificates of Deposit, the yield ranges anywhere from a meager 1.5% to 4.5% depending on the length that your monies are committed. And with most venues, if you withdraw your funds early, you are penalized. Our terms allow individuals to use their funds for much shorter periods of time and yet yield substantially higher returns.

CDs are generally guaranteed by the FDIC. Our loans are not. However note that the risks are minimized since we always provide you a first mortgage lien position, a promissory note, and provide insurance on the associated property (all at our expense.) Moreover we have an ongoing database of interested buyers for our property acquisitions. And, unlike many other companies, Cornerstone Homes LLC obtains funding for no more than 70% of the expected realized valuation of the associated property after rehab (fix-up) costs. That means that there is added cushion on the investment for the market to fall a full 30% from current prices before your funds could be compromised. Few places in the United States have suffered that great of an adjustment even in the worst market declines of record.
