Get Pre-Qualified vs. Owner Financing

A very important step in the Utah home-buying process is to get pre-qualified for a mortgage; if you feel you have a decent credit score, stable job history and a reasonable down payment this will give us an idea of the price range that you can afford so that we can go out and find the best deal on a home that is right for you.

Getting pre-qualified will require that you provide a lender (bank) with some basic information on your income, assets, and debt. We can arrange to have this done for you at no cost.

Another benefit in getting pre-qualified is that it is an expression of your seriousness in purchasing a home, which may be a deciding factor in a situation of competing offers from other not-yet qualified buyers on your dream home.

Owner Financing is where home owners no longer wants the home they are living in for whatever reason (moving, job relocation, down-sizing, etc.). They are willing to directly loan you the money by wrapping the contract between you and them (the seller) around or subject to their existing financing (loan). In other words, you take over the payments at their existing interest rate; then they sign over title to you, making you the legal home owner.

This method, where the home owner is both the seller and the bank, allows you to bypass the conventional bank loan qualification process and deal direct with the seller.

This opportunity is for those that have not been at their current job for a lengthy period of time, or are self-employed and for whatever reason may not have a perfect credit history, but you have a very stable income and a good down payment.
